180 Commercial Real Estate Advisors is a tenant representation and site selection firm serving companies across Florida, Puerto Rico and Latin America. We counsel our clients on the decisions that shape their business: where to locate, when to expand or consolidate, and how to negotiate agreements that perform over the life of the lease.
We represent one side of the table. Our practice was built for the occupier, and we do not accept assignments that would place us across from our own clients. It is a simple principle with a meaningful consequence: when we negotiate, there is never a question about whose interests we serve. Many of our clients engage us as their real estate department, from the first market analysis to the final walkthrough.

Market tour. We curate a shortlist and walk it with you, in Central Florida, in Puerto Rico, or both. You see each option in context, with our candid read on the strengths and risks of each site.

Negotiation. From letter of intent through lease execution, we negotiate as your advocate. We never represent the landlord, so every point we win belongs to you.

The Florida and Puerto Rico corridor
We hold broker licenses in both Florida and Puerto Rico and have guided expansions in both directions for nearly two decades, along with market entries from the mainland United States, Latin America, and Europe. For companies crossing between these markets, we offer defined-scope site selection packages with clear deliverables.

Some decisions call for counsel rather than a transaction. Clients engage us when the question is complex, the stakes are high, and the answer needs to be right. We bring market data, demographic insight, and negotiation experience to the table, and we tell our clients what we see, not what they hope to hear.

Fractional real estate leadership. Many companies face meaningful real estate decisions without an in-house real estate executive. Through an ongoing advisory retainer, we serve as that executive. We sit in the leadership meetings, watch the lease deadlines, evaluate the opportunities as they arise, and bring the discipline of a corporate real estate department at a fraction of the cost of building one. It is our tenant representation practice in its most complete form.

Negotiation counsel. Not every engagement requires us to run the entire transaction. When a company is negotiating a lease, a renewal, or a restructuring on its own, we serve as the negotiator or as counsel behind the scenes. We shape the strategy, review the terms, and strengthen our client's position at every stage of the deal.

Market and site analysis. Behind every sound location decision is sound analysis. We conduct economic, market, and demographic studies to support location choices, expansion plans, and repositioning strategies. We also evaluate individual sites and existing locations, from redevelopment potential to performance against the market, with pro forma analysis, income projections, and feasibility assessments that show leadership what a property can realistically achieve.

Arnaldo Oliveras, MBA, CLS
President and Principal Broker
Licensed Real Estate Broker, Florida and Puerto Rico

Arnaldo has spent more than 20 years advising companies on commercial real estate decisions across the United States, Puerto Rico, and Latin America, directing over $600 million in transactions. His career began in San Juan with Developers Diversified Realty, now SITE Centers, a NYSE listed REIT, where he supported leasing and portfolio operations across a 4.9 million square foot portfolio.
In 2008 he founded his own practice in Puerto Rico, advising national retail and dining brands on market entry, site selection, and lease negotiation across more than 4.4 million square feet. After obtaining his Florida broker license, he established 180 Commercial Real Estate Advisors in Central Florida in 2016, uniting his Florida and Puerto Rico operations into one firm.
Today Arnaldo leads a practice dedicated to tenant representation and site selection, guiding corporate occupiers through location decisions, lease negotiations, and market entry. He is fully bilingual in English and Spanish and holds an MBA in Global Management, the ICSC Certified Leasing Specialist designation, and real estate broker licenses in Florida and Puerto Rico.
